Chip seal paving vs sealcoating
Two names that sound alike. Two different jobs. We do both, so here is the quick head-to-head.
| Chip seal | Sealcoating | |
|---|---|---|
| What it is | Binder sprayed, then stone chips rolled in | Thin protective coating over existing asphalt |
| Look and feel | Coarse, textured, loose stone at first | Smooth, rich black |
| Typical use | Low-traffic and rural roads | Driveways and parking lots |
| Fixes structural damage? | No | No |
| Helps shield from water, UV and salt? | Yes | Yes |
| Best next step if it is cracked | Get it assessed before choosing | Fill cracks first, then sealcoat |

So which do you need?
Sealcoat if…
Your driveway or lot is in decent shape, a little faded, and you want to protect it. Fill the cracks first. Read our sealcoating service.
Consider chip seal or bigger work if…
You want a coarse, textured stone surface, or you see deep cracking, sinking or crumbling edges. A coating will not fix damage. Ask us about chip seal, or look at repair or a new driveway.
Not sure? Send us a photo or book a free estimate. We offer both chip seal and sealcoating, and we will tell you honestly which one your pavement needs, even if it is the cheaper option. Planning timing? See how often to seal coat and the spring sealcoating guide.
Common questions
What is chip seal?
Chip seal is a road surface treatment. Asphalt binder is sprayed on the surface, stone chips are spread on top and rolled in. It is mostly used on low-traffic and rural roads.
What is sealcoating?
Sealcoating is a thin protective coating applied over existing asphalt. It helps shield the surface from water, sun, oil and salt and gives it a fresh black finish. It does not fix structural damage.
Does Egan Paving offer chip seal?
Yes. We offer chip seal and sealcoating. They do different jobs, so we look at your surface and tell you honestly which one fits.
Is chip seal a good choice for a driveway?
The surface is coarse and can shed loose stone at first, so it suits some jobs better than others. Call us and we will tell you what yours needs.
Does sealcoating fix cracks?
No. Cracks should be filled first, then sealcoat goes over the top. See asphalt repair in Albany.
How often should I sealcoat?
See our guide: how often to seal coat your driveway.
